I checked out Belmont Shelter's latest new builds the other day along Michigan Avenue, just east of emerging Midtown and Artspace. 60 Days after announcing that they were ready for occupancy, all 30 new "vinyl victorians" are still vacant. Wonder why? Here's that announcement!

Could it have anything to do with the yellow house w/red trim next door at 1208 - City owns it, totally abandoned and presumably ready for a tax payer sponsored 10K demo - or could it have anything to do with the missing side walk?
Check out the front porch at 1207 Michigan, right across the street. I don't think there is another house in Buffalo where you have to open two doors to get to the front porch! And the materials...Mr. Seconds has better!

While Rocco Termini gets kudos from "new Buffalo" for his lofty projects downtown, take a closer look at the "early Rocco" and ask yourself if the East Side is getting any better with the addition of 30 new "vinyl victorians" in Midtown's backyard. Thought so...
I'm calling this part of Buffalo - "Vinyl Village" I'll be mapping Belmont and Rocco's 30 houses, right here. And checking in periodically on occupancy and all sorts of other issues.
Wonder how long 75' of missing sidewalk would go un-noticed on Elmwood, Penhurst Pkwy or Blaine Avenue? Remember the spot light is on Belmont Shelter!

Having the project's sign nailed to the derelict house was a nice touch .

Is the older house not part of the project as a renovation? If not why not? I would love to talk with the people setting the standards for these crappy developments. Vacant land is better than this.

That yellow house, red trim has been ready for demo for the past three years. PLEASE tell me why the City takes totally derelict properties such as this - dozens of times in Masten since last October's Tax sale - and then demos them.
And then there's the obvious public policy concerns about rehab funding rather than new builds.
That on top of the demographic concern regarding the 50/week population loss.
